Introduction

K3 Holdings, a Los Angeles-based affordable housing investment and management firm, is seeking proposals from qualified technology companies to provide innovative solutions that enhance the management, operations, and resident experience across our portfolio of thousands of multifamily units.

We are committed to leveraging technology to improve efficiency, sustainability, tenant satisfaction, and asset performance. This RFP invites vendors to demonstrate how their products or platforms can integrate into K3’s vertically integrated operations model, supported by our in-house management company, Alpine Property Management.

Areas of Interest

K3 Holdings welcomes proposals addressing (but not limited to) the following categories:

  1. Property Operations & Management

    • Leasing automation and CRM systems

    • Maintenance request tracking and predictive maintenance tools

    • Resident communication platforms

  2. Energy, Water, & Sustainability

    • Smart building systems (IoT-enabled water/energy monitoring and optimization)

    • Utility management and conservation tools

    • Portfolio-wide data dashboards for ESG reporting

  3. Tenant Experience

    • Mobile resident apps (payments, service requests, community features)

    • Package and delivery management solutions

    • Access control and smart lock systems, security optimization

  4. Financial & Asset Management

    • AI-driven rent pricing and revenue optimization

    • Accounting and expense management integrations

    • Data analytics for performance benchmarking

Proposal Requirements

Vendors should include:

  • Company Overview (history, size, clients served, relevant case studies)

  • Product Overview (description, features, technology stack, integration capabilities)

  • Implementation Plan (timeline, training, support)

  • Cost Structure (pricing model, licensing, maintenance, and support fees)

  • Case Studies/References (especially from multifamily operators, ideally mid-sized portfolios)

  • Security & Compliance (data privacy, SOC 2, GDPR, etc.)

Evaluation Criteria

Proposals will be evaluated based on:

  • Alignment with K3 Holdings’ needs

  • Ease of implementation and integration with existing systems

  • Demonstrated ROI and operational impact

  • User experience for both management and residents

  • Vendor experience and track record in multifamily housing
